Working Mission Ground
Old citrus ground is its own job. A grove that stopped producing twenty years ago still has a root mat under it and irrigation line running through it, and both come out before a pad goes anywhere. That is what most of the Sharyland Plantation side and the Bryan and Shary Road corridors are built on. West toward Bentsen-Rio Grande Valley State Park and Palmview the parcels get bigger and the cover turns to mesquite and open brush, which is faster work per acre and usually a lot more acres.
What catches people on Mission lots is what is already buried. Old irrigation pipe, concrete ditch and the occasional well casing turn up in ground that looks clean from the street. Underneath all of it sits the same caliche and the same flat terrain the rest of the Valley deals with. Anything found underground gets shown and priced before it is hauled off, not after.

How much does excavation work cost in Mission?
It comes down to the lot and the job. Clearing old citrus ground near Sharyland prices differently than grubbing heavy brush out toward Palmview, and a house pad is different again. We look at every site for free and put a firm written price on paper, usually within a day or two.
I'm clearing an old citrus grove — anything special about that?
Citrus ground is some of the easier clearing in the Valley and the trees come out fast, but the stumps and root systems still have to be grubbed out if you're building, and old grove ground often carries irrigation berms and low rows that need regrading before a pad goes in. We handle all of it as one scope.
Do I need a permit for grading or clearing in Mission?
Inside Mission city limits, work that changes drainage, ties into a city street, or sits in a mapped flood zone can need approval; plain brush clearing usually doesn't. Out toward Palmview and the county, different rules apply. We'll flag what your lot needs during the quote.
