Working Edinburg Ground

North of town, past Monte Cristo and Doolittle, the ranch ground runs shallow. Caliche can show up eight inches down, which changes the machine that belongs on the job and how long a clearing takes. The parcels out there are big and the cover is mesquite and huisache, with root systems worth taking seriously. Down by the UTRGV campus and the older blocks the constraint is not the dirt, it is room. Infill lots come with utilities already in the ground and neighbors on both sides.

Shallow caliche is a cost driver more than a problem. It means ripping or breaking where another lot would let you cut, and it also means a pad often ends up on a better base than you would get further south in the county. The flat terrain is the harder half. Water does not leave Edinburg ground on its own, so a lot graded to nowhere will hold water against whatever gets built on it.
